  1. THERE IS NO SMOKING INSIDE HOUSE. ON DECK, COVERED PATIO OR WALKWAYS.
  2. UNDERAGE DRINKING and USE OF ILLEGAL SUBSTANCES ARE NOT PERMITTED: The responsible guest will ensure compliance and will bear any and all responsibility if there is an incidence in regards to underage drinking by any guest registered or invited on property under 21 years of age or use of any Illegal Substance.
  3. USE WATER AND SEPTIC RESOURCES RESPONSIBILY. Water and septic resources on a mountain are hard to get, retain and maintain.
  4. OWNER HAS RESERVED AND SECURED CERTAIN AREAS FOR PERSONAL PROPERTY TO INCLUDE HALL CLOSET, LINEN CLOSET, BEDROOM(S) NOT PART OF RENTAL AGREEMENT AND SEVERAL KITCHEN STORAGE AREAS
  5. Guests may park in garage and remote garage door opener is available. Be sure to leave opener when departing for home. Visitors should respect owner’s personal property, tools and supplies located in Garage. Vehicles that leak oil, antifreeze etc. should be kept outside. The parking area can easily handle 3-4 vehicles. Please don’t park on the road. Trailers or motor homes are not permitted.
  6. Help us to keep Abbey Ridge clean & tidy up after yourselves as if you were at your own home.
  7. BE A GOOD NEIGHBOR: You are enjoying a home in a very quiet area. Please avoid unnecessary boisterous noise and loud music. Please clean up after your pets and don’t leave them alone if they have separation anxiety.
  8. Guests will not begin mail service or begin utility accounts using 71 Abbey Lane to establish a temporary or permanent residency in the state of North Carolina.
  9. Pursuant to North Carolina statute, you are notified of the following. This is a Vacation Rental Agreement under North Carolina Vacation Rental Act. The right and obligations of the parties to this agreement are defined by law and include unique provisions permitting the disbursement of rent prior to tenancy and expedited eviction of tenants. Your signature on this agreement or payment of monies or taking possession of the property after receipt of this agreement is evidence of your acceptance of this agreement and your intent to use this property for vacation rental. If either guest or owner seeks legal means to settle any dispute then small claims court located in Henderson County, N.C. has jurisdiction before parties seek legal redress vis a vis small claims court, arbitration and/or mediation before a legal law suit is considered.
  10. A 3-Page Rental Contract stating "temporary" rental terms, cancellation policy, house obligations, guest behavior, guest care obligations of property will be exchanged with copy of a photo ID e.g. Driver's License with payment by check for rental period. Additionally, a separate Security/Damage Check for $250 is required and will be kept undeposited until owner returns to check property at end of rental period. If owner notes a problem guest will be notified of situation and settlement discussion will decide course of action. Cleaning Fee is included in rental rate unless property is left in unsuitable condition requiring additional expense using Security/Damage Fee proceeds. Rental Rate subject to 12% Room Tax unless Guest opts to use Linen Discount or contracts for stay of 90 or more days.
  11. Pets are allowed on a "Case-by-Case" basis. Guest will complete 1-page Pet Addendum with Contract.
